Lease renewal offers to all eligible residents typically go out in March. Lessees in good standing who remain eligible for occupancy may be offered a Lease renewal. Residents will then have approximately two weeks to accept or decline the lease renewal offer that goes out. The renewal due date will be included with the renewal offer. Lessee’s failure to act on a Lease renewal in their MyUW Housing account by the date specified in the Lease Renewal offer will result in the termination of the Lease by the Division as of the end of the existing Lease term.
The lease year for Eagle Heights and University Houses ends on June 30, and the lease year for the Harvey Street Apartments ends on May 31. When your lease renewal offer is available, you will be emailed the link to your online lease renewal in your My UW Housing portal. If you plan to terminate your lease (both residents are vacating the apartment) you need to provide (minimally) 90 days’ notice and submit your termination request to your MyUW Housing portal at least 90 days in advance.
The Division will not renew a Lease for a Lessee who is in arrears in rent or other charges, who has an outstanding account balance, or who has breached any of the Lease terms and conditions. The Division may not renew a Lease for a Lessee if the number of occupants exceeds the maximum for their apartment as described in the Lease. A lease renewal may not be allowed if the maximum length of stay for an individual/family or the maximum occupancy limit for an apartment is reached by the end of the current lease term.

Will you be leaving University Apartments?
All residents who wish to terminate their lease before the end of their lease year must complete a Lease Termination form providing 90 days’ notice in their My UW Housing account. Please “Decline” your renewal offer if you plan to move out at the end of the lease year.
Is your affiliation at UW–Madison ending?
If you are graduating, or if your UW affiliation will end at the end of the Spring semester, you need to plan to move out of your apartment prior to the end of your current lease term (Eagle Heights and University Houses June 30 and Harvey Street leases end May 31). If you are graduating, or if your UW affiliation will end at the end of the summer session, you can stay in University Apartments for the summer, but you should plan to move on or before August 31. You will need to renew your lease and then submit a lease termination form in your My UW Housing account as soon as you know your actual move date. Remember that you are responsible for providing the required 90 days’ notice to terminate your lease.
If you live with a roommate – have the two of you discussed your plans?
If one of you will be leaving, both roommates will need to complete a Roommate Release form. The remaining roommate is eligible to remain in the apartment, and to add an approved roommate in the future, by submitting a Roommate Add form. If both roommates will be leaving, a Lease Termination form should be submitted to your My UW Housing account.
Do I need to submit a lease termination if I’m leaving on the last day of my lease?
All residents who wish to move out at the end of their lease term and terminate their lease before the end of their lease year must complete a Lease Termination form providing 90 days’ notice in their My UW Housing account. Please “Decline” your renewal offer if you plan to move out at the end of the lease year.
Yes, if you plan to move out on your lease end date a lease termination is required and the leaseholder(s) must complete a Lease Termination form providing 90 days’ notice in their My UW Housing account. Please also “Decline” your renewal offer. These steps allow our staff to be able to plan for your departure.
Are you leaving Madison for the summer?
If you are interested in subletting your apartment for the summer, you need to have your prospective sublessee approved in advance. You need to fill out the Sublet Application and email it to leasing@housing.wisc.edu. As a reminder, sublets are only approved when an entire apartment is vacated for a period of time. Residents will not be approved to sublet an apartment if only one roommate will be away from the apartment.
Are you interested in transferring to a different apartment?
If you are interested in transferring to a different apartment please submit a transfer application in your My UW Housing account. With an anticipated high return rate of current residents at University Apartments and likely more prospective residents than spaces available, we are near our capacity and please know the number of transfer offers that go out may be limited.
